REQUIRED BY FLORIDA STATE STATUTE AS WELL AS AN AMENDMENT OF ELEMENT ONE WHICH IS THE FUTURE LAND YOU, SOLOMON. SO AS I SAID PREVIOUSLY, THE REQUIREMENTS SET FORTH IN FLORIDA STATE STATUTE 163.3177 REQUIRES THAT THE CITY OF STEWART ESTABLISHED PROPERTY RIGHTS ELEMENT IN OUR COMPREHENSIVE PLAN. ADDITIONALLY WE HAVE AN EXISTING POLICY WITHIN OUR FUTURE LAND USE ELEMENT IN REGARD TO PROPERTY, PRIVATE PROPERTY RIGHTS, AND SO WE'RE RELOCATING THAT POLICY TO THE NEW ELEMENT AND STRIKING EXISTING. THAT EXISTING LANGUAGE FROM THE EXISTING FUTURE LANDY SALOMON. AND FURTHERMORE WE'RE RESOLVING AN EXISTING ISSUE WHICH WITHIN THE TABLE OF FUTURE LAND USE IS WITHIN ELEMENT ONE BY REMOVING THE MANDATORY REQUIREMENT TO HAVE 25% OF RESIDENTIAL WITHIN THE MARINE AND INDUSTRIAL FUTURE LAND USE DESIGNATION. AND INCREASING THE NON RESIDENTIAL LIMIT FROM 75% TO 100% IT'S REALLY A HOUSEKEEPING ITEM, AND I'LL SHOW YOU THE CHART IN A SECOND. SO HERE'S THE FLORIDA STATE STATUTE THAT REQUIRES THE LOCAL GOVERNMENT TO INCLUDE IN THE COMPREHENSIVE PLAN OF PROPERTY RIGHTS ELEMENT. AND WHAT WE'VE DONE IS WE HAVE TAKEN THE MODEL ELEMENT DRAFTED FROM THE 1000 FRIENDS OF FLORIDA, UH, TAKEN THAT INTO ACCOUNT WHEN WE HAVE DRAFTED THIS ELEMENT, UM. TO BE IN COMPLIANCE WITH FLORIDA STATE LAW AND REALLY 1000 FRIENDS OF FLORIDA. WHAT THEY'RE TRYING TO DO IS, UM. UH IT'S TO PROMOTE TRANSPARENCY AND INCLUSION OF THE PUBLIC INTO LOCAL PLANNING PRACTICES. AND SO WE'RE TRYING TO DO THAT AS WELL. UM THE NEXT TO ITEMS WHICH I JUST PREVIOUSLY KIND OF LET YOU GUYS KNOW ABOUT WAS THE CRAFT CROSSROAD REFERENCING FROM THE EXISTING FUTURE LAND USE ELEMENT TO THE PROPERTY RIGHTS ELEMENT. AND, UM. THIS CHART BELOW HERE SHOWS THE MARINE INDUSTRIAL FUTURE LAND USE. AND YOU CAN SEE WE HAVE CHANGED IT FROM 0 TO 100% AS OPPOSED TO 0 TO 75% AND SO THAT'S JUST A MINOR HOUSEKEEPING ITEMS. AND WE RECOMMEND APPROVAL. IF I CAN JUST GO INTO THE TABLE WHILE WE HAVE IF YOU IF YOU DO GO CAN WE GO BACK TO THE TABLE? YOU CAN SEE THAT IT. HAVING THEIR 0 TO 25 0 TO 75 MAKES IT ALMOST MANDATORY. WELL, IT MAKES IT MANDATORY THAT YOU HAVE RESIDENTIAL WITHIN THE MARINE INDUSTRIAL FUTURE LAND USE. AND IN SOME CIRCUMSTANCES, RESIDENTIAL WILL NOT BE COMPATIBLE WITH THE USERS IN MARINE INDUSTRIAL, UM. DO YOU KNOW WHY THAT WAS ORIGINALLY THERE? I THINK IT'S JUST IT'S A SCRIVEN AS ERROR. ALL OF THE FUTURE LAND USE CATEGORIES HAVE THAT. 100% IN THERE AT SOME POINT, AND SO. UM WE FOUND IT AS WE WERE DOING THIS PROPERTY RIGHTS ELEMENT, AND IT'S AN OPPORTUNITY. TO AMENDED AS IT'S WITHIN THE SAME SECTION THAT WE'RE AMENDING FOR THE PROPERTY RIGHTS ELEMENT. AND STAFF RECOMMENDS APPROVAL. DOES ANYONE HAVE ANY COMMENTS? PUBLIC COMMENT.
